Pressure Washing in Evansville, IN

Humidity is the reason most Evansville houses need washing. The Ohio Valley stays damp from spring through fall, and that moisture feeds a green film of algae and mildew on the shady side of vinyl siding, black streaks on gutters and soffits, and slick dark growth on north-facing decks, steps and patios. In April the oaks, pines and maples coat everything in yellow pollen, summer brings dust and spider webs to every porch light and eave, and the clay and silt in local soil splash mud up onto the bottom of the siding every time it rains hard. Concrete driveways pick up tire marks, oil drips and rust stains from fertilizer, and wood decks go gray and fuzzy after a few seasons without care.

We match the cleaning method to the surface instead of blasting everything with the same nozzle. Vinyl siding, painted trim and stucco get a soft wash: a low-pressure rinse with a cleaning solution that kills mildew and algae at the root, so the green doesn't return in a month. Concrete driveways, sidewalks and patios get a surface cleaner that lifts grime evenly without the zebra stripes a wand leaves. Decks and fences are washed at a pressure the wood can handle, so the grain stays smooth and ready to seal. We cover plants, close windows and protect outlets and light fixtures, then rinse down beds, walks and walls when we're done.

What this covers

  • Soft washing of vinyl, aluminum and painted siding
  • Mildew and algae removal on shaded walls and eaves
  • Driveways, sidewalks and patios cleaned evenly
  • Wood and composite decks prepped for stain or sealer
  • Fence washing on wood and vinyl
  • Gutter faces and soffits brightened
  • Brick and stone cleaned at safe, low pressure
  • Porch, steps and outdoor furniture rinsed
  • Plant protection and full rinse-down afterward
A note from around here: Homes in wooded parts of the north side, along Pigeon Creek and out toward McCutchanville stay shaded and damp, so their siding goes green fastest, while the concrete driveways and wide patios in the east-side and Newburgh subdivisions collect the tire marks and mildew that make a house look older than it is.

How a pressure washing visit usually goes

Walk the Surfaces

We look at siding, wood, brick and concrete to choose the right method, pressure and cleaner for each.

Protect the Property

Plants are wetted and covered, windows and doors closed, and outlets and fixtures shielded from spray.

Wash and Treat

Each surface is cleaned with its own approach, from soft wash on siding to an even surface cleaner on concrete.

Rinse and Review

We rinse beds, walls and walkways, then walk the property with you to check corners and shady spots.

Evansville's oldest homes need a gentler hand. Brick houses in Riverside, Haynie's Corner and on the West Side were often laid with soft lime mortar, and a high-pressure wand can wash it right out of the joints or scar the face of old, soft brick. On those homes we use low pressure, a cleaner suited to masonry and plenty of rinsing, and we tell you honestly if a wall needs tuckpointing more than it needs a wash. Painted wood siding and trim on Victorian and early 1900s houses get the same care, since old paint can be fragile and, on many homes built before 1978, may contain lead, so we don't blast it loose.

What shapes the price in Evansville

Pressure washing cost depends mostly on how much surface there is and how dirty it is. A one-story house with a single driveway is a short job; a two-story home with a long drive, a back patio and a big deck takes most of a day. Heavy mildew, thick algae on north walls or oil stains on concrete may need extra treatment time. Wood decks and fences take more care than concrete, and if you want them stained or sealed afterward, that adds a separate step. Access matters too: steep lots, tight side yards and second-story gables take more setup. Washing several surfaces in one visit is more economical than spreading them out.

Neighbors often ask

Will pressure washing damage my siding or deck?

Not when it's done with the right pressure. Too much force can split wood fibers, etch concrete, strip paint and drive water behind vinyl siding. That's why we soft wash siding at low pressure and let the cleaning solution do the work, and why we use wide fan tips and keep the wand moving on wood. The goal is a surface that's clean and intact, not one that looks clean but has been gouged.

How long does it stay clean?

On a sunny wall, a soft wash can keep siding looking good for a couple of years. On a shady, damp side under trees, algae tends to start creeping back within a year or so in Evansville's climate. Trimming branches away from the house and keeping gutters clear helps a lot. Many customers do a quick annual wash of just the north side and the driveway to stay ahead of it.

Is it safe for my plants and pets?

We take care to keep it that way. We wet down plants before and after, cover delicate beds, and use cleaning solutions at the dilution they're meant for. We ask that pets stay inside while we work and until surfaces are rinsed and dry. Most yards look exactly the same the next day, just with a much cleaner house behind them.

When is the best time of year to have the house washed here?

Late spring is ideal, after the heavy pollen has fallen but before summer humidity sets in, and it gives you a clean house for the whole outdoor season. Early fall works well too, especially before staining a deck. We avoid washing when overnight temperatures drop toward freezing, since water left in cracks and joints can freeze.

Can you get the orange rust stains off my driveway?

Often, yes. Rust spots from fertilizer granules, sprinkler water with iron in it, or a metal planter can usually be lightened a great deal or removed with a rust-specific cleaner before washing. Oil stains are more stubborn; we can lighten them noticeably, but very old, deep stains may leave a shadow.
